‘Game changer’: Woodlea offers free rent for three years for one lucky hospitality business owner

A once-in-a-lifetime opportunity

Woodlea, the west’s largest masterplanned community, is offering a huge opportunity for hospitality business owners to rent a café space, free of charge for three years – equating to roughly $200,000 in savings.

Located in an established community, adjacent to a draw card adventure park Aintree Reserve and jumping pillow, the indoor/outdoor space and fully operational commercial kitchen will serve the immediate community of over 13,000 residents (and growing), and will save the successful operator $50,000 in rent p/a for the first year, in addition to utility charges including water, gas and electricity. There is also an opportunity for a liquor licence renewal.

The current cafe space is available until September 2024, when the vendor will then have the opportunity to move into a larger 134sqm space as part of Woodlea’s new flagship Display Village – saving $70,000 in rent p/a for another two years. The new space is centrally located near Woodlea’s public primary and future secondary school, future active open space complete with soccer fields and a dog park (set to open next year), and will be attached to a 56m2 community space, providing opportunity for the successful vendor to offer additional connected services to complement their business. There will also be the additional opportunity to access further space for growing produce / a productive kitchen.

The vendor will also have the unique opportunity to collaborate with the renowned architectural firm, Craig Tan Architects to inform the design of their dream space, and a top tier branding studio to create a benchmark brand and marketing assets.

Open to different food and beverage offerings, Woodlea will work with the vendor to deliver the best model to service the community and broader Western region, with eligible candidates required to have previous hospitality experience and a track record of running a successful operation.

Woodlea Project Director Matthew Dean said the community is excited to welcome a new vendor and believes the unique offering will be a gamechanger for the successful business.

“It’s really unheard of to receive three years free rent, utilities included, while having access to a thriving community of over 13,000 residents – a number that is set to grow rapidly within the coming years. We’re excited by the opportunity available and strongly believe it will be a catalyst for growth for the successful operator; they have the opportunity to use learnings from previous businesses within Woodlea of what resonates with the community and where the demand lies.
